It says "FRIENDSHIP IS THE SWEETNESS OF AN OLDEN TENDER SONG A FONDNESS THAT REMEMBERS A LITTLE KINDNESS LONG" Nice piece but unknown exact date or location made. Entire piece is 10" by 13-1/2". The condition is good for the cross stitch but it might need some dry cleaning as the cloth has some discoloration around where the frame was. Otherwise good condition.
